DEEDS
A legal document that transfers ownership of real property. Real property is land or anything attached to the land, such as buildings. Once the deed is executed, the deed will have to be recorded with the County Clerk where the property exists.
Listed below are the necessary expenses, including attorney fees, filing fees, notaries, postal fees, and witnesses, when applicable. It may take up to two weeks for legal documents to be filed, although we can have a runner pick them up and deliver them to our office if you need them sooner.

QUITCLAIM DEED

A quitclaim deed is a document in
which a grantor disclaims all interest in a parcel of
real property and then conveys that interest to a grantee. Unlike grantors in other types of deeds, the quitclaim grantor does not promise that their interest in the property is actually valid.
WARRANTY DEED

A legal real estate document that protects the buyer and ensures that the seller holds a clear title to the property, has no outstanding liens or mortgages, and there will be no future claim to the title of the property.
SPECIAL WARRANTY DEED
$675.00
Offers protection to the buyer through the seller’s guarantee that the title has been free and clear of encumbrances during their ownership of the property. It does not guarantee clear title beyond their ownership.
This deed names one or more beneficiaries to own the real property at the time of transferor’s death. To use this type of deed, the current owner must be alive and be mentally competent. If the owner is deceased or not mentally competent, you cannot use this deed.
GENERAL WARRANTY DEED

This deed warrants that the title is good and free of any defects. The seller is not only warranting that there are no defects with their ownership of the land but also past owners.
GIFT DEED

Property can be transferred through a gift deed without any consideration. This is simply a gift
